Splitting rent without the awkward texts

Sharing a place is the most affordable way to live in San Francisco, and money is the most common reason it goes wrong. A little setup on move-in day saves a lot of awkward texts later.

Rent: automate it

Agree who pays the landlord, then have everyone else send their share on a schedule. In the Copper app you can set a recurring transfer a few days before rent is due, so nobody has to remember and nobody has to ask.

  • Set the transfer two or three days before the due date, not on it.
  • Use the same memo every month, like "Rent – Unit 4", so it's easy to find later.
  • If one room is bigger, agree the split in writing on day one.

Utilities: pick a fair rule and stick to it

There's no single right way to split utilities. Splitting evenly is simplest. Splitting by room size is fairer when rooms are very different. Splitting by use makes sense for things like a gaming PC or a space heater. What matters is choosing a rule together before the first bill arrives.

Copper tip: Open a shared checking account just for household bills. Everyone sends a fixed amount each month, and every bill is paid from that account. You can always see what's been paid, and there's a balance ready when the electric bill comes in high in winter.

Groceries and the little stuff

Small shared costs cause the most friction. Pay each other back straight away with instant transfers, which are free between Copper members, rather than letting it build into a number nobody wants to bring up.

The best roommate agreement is the one you made before anyone was annoyed.

A checking account that does the chasing for you.

Scheduled transfers, instant payments and shared accounts, with no monthly fee.
